The Insurance Institute for Business & Home Safety (IBHS) is the research arm of the property insurance industry — they investigate actual building failures after major storms, identify what could have prevented them, and publish those findings as the FORTIFIED standard.

For commercial buildings in hurricane-prone and severe-weather markets, FORTIFIED construction provides a documented, verifiable standard that goes beyond what local building codes require. The standard targets the specific failure modes that cause catastrophic commercial roof losses: edge metal and perimeter pull-off, deck uplift, inadequate fastener density, and water intrusion through compromised coverings.

Critically, FORTIFIED designation is verified by an independent IBHS-trained evaluator after installation — not self-certified by the contractor. The standard is published, the inspection is third-party, and the resulting designation is recorded in the IBHS FORTIFIED registry. The most common commercial roof failure in high-wind events. Wind uplift along the roof perimeter exceeds the field of the roof by 2–3x. FORTIFIED requires enhanced edge metal attachment, including continuous cleat anchoring and additional fastener density.

Deck Uplift

Sub-standard deck-to-framing fastening schedules can allow entire roof deck sections to lift away from the building during sustained high winds. FORTIFIED requires enhanced deck-to-framing fastener spacing throughout the field and additional density at perimeters.

Membrane Seam & Fastener Pull-Out

Mechanical attachment systems can fail at fastener heads if the attachment density isn't engineered for the building's wind zone. FORTIFIED requires FM Global-rated wind uplift specifications appropriate to the building's location.

Sealed Roof Deck

Even when the primary covering is damaged or removed, a properly sealed roof deck (using fully-adhered self-sealing underlayment or taped seams) prevents water from entering the building during the storm. This single specification often prevents the most catastrophic interior damage.

Insurance Discount Range

FORTIFIED Silver

Builds on FORTIFIED Roof with additional protections: enhanced soffit and gable attachments, attic vents that resist water intrusion, and pressure-rated rooftop equipment. The right tier when the building owner wants meaningful upgrade beyond just the roof covering.

Best For

New construction or major renovations seeking measurable storm-resistance gains

FORTIFIED Gold

The highest FORTIFIED designation. Adds full continuous load-path detailing: structural connections from the foundation through the framing to the roof. Most commonly applied to new construction or substantial renovation.
